How is it done?

  • Prepare the rough plans for your Loft Conversion
  • Appoint the Architect
  • Apply for Planning Permission - if required
  • Apply for Building Regulations - if required
  • Get estimates from two or more builders
  • Get the finance in place
  • Appoint the builder and discuss all requirements; get everything in writing and agree on the price
  • Double-check with the builder for furniture and fittings if included or excluded. Normally, the client will buy the furniture of their choice, and the builder will fit it
  • Work out the drainage
  • Build stairs
  • Reconstruct the roof and supports
  • Put in windows and doors
  • Create internal partitions
  • First fix electrics, plumbing, and telecommunications
  • Insulate the loft
  • Finish the walls and plaster
  • Install the heating
  • Second fix electrics, plumbing, and telecoms
  • Fit internal doors, skirting, and other carpentry

Loft Conversion Types

When considering a loft conversion, it is important to understand the four main variations available. The type you decide to use will depend on your specific ideas and how you want to utilize the available space. The design of your existing roof, the height and floor space, your budget, and any planning restrictions should also be considered. Velux conversions are usually cost-effective and don’t require planning permission. Dormer conversions extend your existing roof, increasing floor space and headroom. Mansard roofs, named after the French architect François Mansard, maximize space with steep, almost-horizontal slopes. Choosing the right loft stairs is crucial for both aesthetics and functionality. A staircase is necessary for most loft conversions, and Building Regulations need to be considered. It is important to have at least 2 meters of headroom for a comfortable staircase. Loft Conversion Requirements

Provided there is sufficient headroom, most roofs can be converted. Generally, a minimum height of 2.3 meters across about half the floor area is necessary. The type of roof (traditional rafter or modern trussed) will affect the conversion process. Planning the placement of stairs and plumbing is essential.
